Berkeley bathroom remodel terms, explained
A remodel in a 1920s East Bay house has its own vocabulary: California code sections, century-old wiring and plumbing, seismic framing, and modern waterproofing systems. This page translates all of it into plain English, roughly in the order a project meets each term.
- Title 24
- Every Berkeley bathroom permit carries Title 24 conditions, California's Building Energy Efficiency Standards. What that means at the fixture level: LED lighting of qualifying efficacy, a vacancy sensor or dimmer on the switch leg, and an exhaust fan with humidity control. The permit paperwork documents compliance and the inspector verifies it.
- CALGreen
- California's green building code. Bathrooms feel it through the water side: toilets at 1.28 gallons per flush, showerheads at 1.8 gpm, faucets in low-flow territory. Fixture packages sold in California already meet these numbers, so in practice CALGreen shapes the catalog you shop from.
- Permits Online (City of Berkeley)
- Where Berkeley building permits live: applications, plan uploads, and inspection scheduling, all handled digitally through the city portal. Anyone preferring a counter can still use the Permit Service Center at 1947 Center Street.
- Over-the-counter (OTC) review
- Plan review completed while you wait rather than routed into a multi-week queue. Straightforward residential bathroom remodels in Berkeley commonly qualify, which is one reason permit timelines here are shorter than people fear.
- Rough-in inspection
- The mid-project checkpoint. Once new plumbing, wiring, and framing are in but before anything gets covered, the city inspector reviews supply and drain lines, circuits, and structural changes. Nothing closes up, and no waterproofing or tile starts, until this passes.
- Final inspection
- The visit that closes the permit. Fixtures, GFCI protection, and ventilation all get checked against the approved plans. Passing puts the remodel on the property's official record, an asset later in the Bay Area's disclosure-heavy sale process.
- CSLB license
- California contractor licensing runs through the Contractors State License Board: Class B for general building contractors, C-class specialty licenses for tile, plumbing, and electrical trades. The CSLB's public lookup shows any licensee's status, bond, and workers comp coverage.
- Private sewer lateral (PSL) certificate
- An East Bay regional program covering the private sewer pipe between a house and the public main. Sales trigger it, and so do larger remodels above a permit-valuation threshold in participating cities, Berkeley, Albany, Oakland, and Piedmont among them. On a big project it belongs on the budgeting radar.
- Seismic retrofit
- Foundation bolting, cripple-wall bracing, and framing connections that help an old wood-framed house ride out shaking from the Hayward Fault next door. Not bathroom work as such, but open walls make a remodel the cheap moment to strengthen the framing the bathroom touches.
- Post-and-pier foundation
- Wood posts bearing on concrete piers, the foundation under much of early Berkeley. The crawl space it creates is a gift to plumbers rerouting drains; the same structure is also first in line for seismic upgrading.
- Knob-and-tube wiring
- Pre-1940 electrical work: single conductors strung on ceramic knobs and run through ceramic tubes. Most unrenovated pre-war Berkeley houses still carry some. Modern code does not allow extending it, so a proper remodel strips it out of the bathroom walls while they are open.
- Galvanized supply pipe
- The zinc-coated steel water lines standard before the 1960s, which rust shut from the inside over decades, first as weak pressure, eventually as leaks. When a Berkeley remodel opens walls with galvanized branches inside, replacing them with copper or PEX is routine scope.
- Lath and plaster
- The wall construction of pre-war Berkeley: thin wood strips nailed across studs, coated in plaster. Harder and messier to demo than drywall, and part of why opening up a 1915 bathroom costs more than opening a 1975 one. Patching it in kind is a specialty skill; most remodels transition to drywall inside the bathroom.
- Subfloor
- The structural wood deck under the finish floor. Decades of small leaks around a pre-war tub tend to leave this layer soft, a condition nobody can see until demo. Partial replacement is common in older Berkeley bathrooms and normally arrives as a written change order.
- Sistered joists
- New framing lumber fastened alongside existing floor joists to stiffen or repair them. Berkeley remodels reach for sistering when hundred-year-old joists are undersized for a stone-heavy floor or a filled freestanding tub.
- Blocking
- Lumber set horizontally between studs so heavy things have something real to bite into: grab bars, wall-hung vanities, glass hardware. It goes in at rough-in, wherever the design will need it. Without blocking, a grab bar holds a towel, not a person.
- GFCI outlet
- The bathroom receptacle standard: a Ground Fault Circuit Interrupter trips the instant current leaks to ground. Code requires GFCI protection at every bathroom outlet, and a permitted remodel typically lands the room on its own 20-amp circuit at the same time.
- Schluter Kerdi
- The orange sheet membrane on most higher-end East Bay shower jobs. Kerdi bonds over the wall assembly, folds through corners, and takes tile directly in thinset, waterproofing and tile substrate in one documented system.
- Kerdi-Board
- Schluter's foam board substrate with the waterproofing built in, replacing the cement-board-plus-membrane stack in a single step. Light to handle and consistent in result, it has become common in current shower builds.
- RedGard
- A paint-on waterproofing membrane from Custom Building Products, applied by roller or brush over cement board. Done right, roughly two coats reaching about 60 mils wet, it performs well; the material is cheap and the outcome rides on the applicator's discipline.
- Cement board (Durock, HardieBacker)
- The rigid backing panel behind wet-area tile, made of cement and reinforcing fiber. Moisture does not degrade it, but water passes through it, so a membrane always goes on before tile does.
- Thinset
- Cement-based mortar that glues tile to its substrate. The formulation has to match the tile: heavy large-format pieces slide during cure unless set in a medium-bed or LFT mix designed to hold them.
- Grout
- What fills the joints between tiles: cementitious for most work, epoxy where waterproof and stain-proof performance justifies the cost, shower floors especially. Where planes meet, wall to wall or wall to floor, the joint gets silicone instead, because in earthquake country those corners flex.
- Curbless (or zero-entry) shower
- No curb, no step: the shower floor continues flush from the bathroom floor. Berkeley's raised wood-framed floors mean the framing below must be recessed to create drainage slope, which adds $2,500 to $4,000 over a curbed build here. The default for aging-in-place designs and a growing choice in primary baths.
- Linear drain
- A trough-style drain, usually 24 to 48 inches, placed along one shower wall. Because the whole floor can then slope in a single plane, large-format tile becomes workable underfoot, something a center drain's compound slope rules out.
- Niche
- The recessed shampoo shelf tiled into a shower wall, framed between studs and waterproofed with everything else. Typical placement is 48 to 52 inches off the shower floor, decided at design, not on site.
- Bench seat
- Built-in shower seating, framed and waterproofed to the same standard as the walls, spanning the shower or tucked in a corner. Aging-in-place designs treat it as essential; primary suites specify it for comfort.
- Coefficient of friction (COF)
- How slip resistance gets measured in tile. TCNA guidance sets the wet-area floor bar at a wet dynamic COF (DCOF) of 0.42 and up; the figure sits on every reputable tile line's spec sheet and deserves a glance whenever kids or older adults use the bathroom.
- Freestanding tub
- A tub placed in open floor rather than an alcove, and a structural question in disguise: filled and occupied it parks 800 to 1,200 pounds on a few square feet. In pre-1930s Berkeley houses that usually means sistered joists or a beam below before it goes in.
- Clawfoot tub
- The freestanding cast-iron original found in many Berkeley Victorians and Craftsmans. Restorable (reglazing runs a few thousand dollars) and heavy enough to deserve the same framing review as any freestanding tub. Many owners keep one in a period hall bath and add a separate walk-in shower elsewhere.
- Alcove tub
- The familiar 60-inch tub boxed into three walls, standard issue across twentieth-century housing. Cheapest to swap like-for-like, and the usual starting point for a tub-to-shower conversion once bathing has moved on.
- Hex tile
- Small hexagonal mosaic, the original floor of Berkeley's pre-war bathrooms. Modern porcelain versions arrive in mesh sheets, keep the period look, and pick up real slip resistance from their dense grout pattern.
