Bathroom lighting and ventilation: the two line items worth arguing about

The two least glamorous line items in a bathroom remodel are the two that decide how the room feels every morning and how long the remodel lasts. Both are settled while the walls are open, and neither can be fixed later without opening them again.

Berkeley's original bathrooms were lit by one ceiling fixture and ventilated by an openable window, and a surprising number have not fundamentally improved since. A remodel is the one realistic chance to fix both, because both live in the walls and the ceiling. Get them wrong and you have a beautiful room that is annoying to use and slowly damp; get them right and nobody ever thinks about either again, which is the point.

The baseline

  • High-efficacy lighting. In practice, LED throughout. Screw-base incandescent and halogen have effectively disappeared from new bathroom work, and quality LED fixtures outclass them on light quality anyway.
  • Controls. A dimmer, an occupancy sensor, or both. The sensor sounds like a gimmick until you have lived with it, at which point walking into a lit bathroom with an armful of towels stops being remarkable.
  • Mechanical ventilation. A real exhaust fan, window or no window, on a humidity-sensing control: the fan runs until the moisture is gone rather than until someone remembers the switch. A window that nobody opens in January ventilates nothing.

None of this is expensive relative to project cost. All of it is decided at rough-in, while the boxes and the duct run are still moveable, which is why lighting and ventilation belong in the drawings rather than on the punch list.

Lighting design: layers, not lumens

The mirror is the main event

The light you shave or apply makeup by should come from beside the face, not above it. A single ceiling fixture, the pre-war default, throws every contour into shadow. The fix is vertical: sconces flanking the mirror at roughly eye height, or backlit mirrors that wash the face evenly. This one change is most of the difference between a bathroom that flatters and one that interrogates.

Overhead fills, it does not lead

A modest ceiling fixture or a pair of small recessed lights fills the room and lights the shower and floor. On a dimmer, it also becomes the 6 a.m. courtesy setting. Wet-area fixtures over the shower must be rated for the location, a spec detail the electrician handles.

Color and night light

Keep color temperature consistent, 2700K to 3000K reads warm and domestic, and choose fixtures with high color rendering (CRI 90-plus) at the mirror, where accurate color is the entire job. A low night-path light, a small fixture on the dimmer's lowest setting or an LED strip under a floating vanity, spares everyone the full-brightness 3 a.m. experience. Households planning ahead for aging eyes want more light and less glare at the same time, which is harder than it sounds and pushes the design toward more fixtures at lower output rather than fewer at higher; the aging-in-place guide covers why.

Do not fight the window

Berkeley bathrooms often own a genuine luxury: an original double-hung window with real daylight. Keep it, restore it, and design the artificial light to complement it. Obscure glazing or a simple top-down shade solves privacy without sacrificing the sun.

Ventilation: the remodel's life insurance

Every shower pushes a considerable amount of water into the air, and in a wood-framed 1915 house that moisture has a century of plaster, framing, and single-pane glass to condense on. Chronic under-ventilation is why so many pre-war bathrooms show peeling paint, chronic mildew, and soft window sills. The remodel fixes it permanently with four specifications:

  • Sized right. Fan capacity (CFM) matched to the room's volume, small Berkeley bathrooms need modest fans, but larger primaries and rooms with separate WCs need the math done, not guessed.
  • Quiet. Sone ratings of 1.0 or below mean the fan gets used. The loud builder-grade fan that everyone switches off protects nothing.
  • Humidity-sensing. The fan decides when the air is dry. It is the only control that survives contact with real human behavior.
  • Ducted outside. Rigid duct, short run, roof or wall cap, damper. East Bay remodels turn up fans discharging straight into the attic often enough that where the duct ends is part of the scope rather than an assumption, and a fan that vents into the roof space is moving the moisture problem rather than solving it.

The electrical reality behind all of it

Behind the design conversation sits the pre-war electrical system. A 1920s bathroom circuit was never meant for a heated floor, a fan, sconces, and a GFCI-protected receptacle for two hairdryers. The remodel gives the room a dedicated circuit of its own, removes any knob-and-tube in the affected walls, and, where the main panel is already at capacity, becomes the reason a panel upgrade finally happens.
